DescriptionThe property consists of a six story main building and 2 story back building that houses 46 apts and 10 rooms which are rented out long term. The 6th floor is currently storage. Cosmetic work is needed inside and out. The apts need new heat pump systems to lower costs as well as other utility reducing measures need done. Some major work completed to bring to code but more needs done. The 6th floor needs to be remodeled an become income producing. The rest of the apartments need minor cosmetic work and furnishings.
Both nightclubs, operated under a 4 cop license, are successful but one club needs some work and new equipment which would attract more customers on the slower nights.
Local University is starting a professional football team and both they and the city would like to see the hotel improved and possibly used in conjunction with them. The hotel is the cities oldest landmark and many stories have been done on it. Although old, it is structurally sound, made of concrete and steel, originally advertised as FL's first fireproof building. There are a number of grants, including $60, 000 designated just for this building from the city, which the building qualifies for.
My credit was ruined by my ex in divorce so I am unable to obtain funds to do what is needed. It is also a huge undertaking for 1 woman. I need a partner either silent or not that can invest the funds to bring the building to its full earning capacity and enable me to hire qualified help so I could be even more hands on or would like to invest and be hands on themselves in bringing the hotel to its potential. These improvements would see a huge return in investment by increased revenue and if sold the increased value of the building in a short period of time.
